Question 1

Do I need planning consent for a tiny home in South Australia?

Accepted Answer

If a tiny home on wheels stays on a property where you already live, is not used as a permanent residence or short stay accommodation, and is not connected to permanent services, it may be treated like a caravan and not require development approval. Once it is lived in full time, rented out, or connected to plumbing or sewerage, it usually needs a development application and may be treated as a permanent building.

Question 2

Can I put a tiny home on vacant land?

Accepted Answer

Generally yes, but approval is usually required because a tiny home on vacant land is not associated with an existing house and is typically treated as a new dwelling or tourist accommodation. Only very short term, temporary placement (towed in and out) may avoid this.

Question 3

What happens if I connect my tiny home to plumbing?

Accepted Answer

Once a tiny home is connected to a wastewater system it generally no longer qualifies as a caravan. This triggers the need for planning consent, wastewater system approval under the South Australian Public Health (Wastewater) Regulations 2012, and usually compliance with the Building Code of Australia.

Question 4

Can I list my tiny home on Airbnb?

Accepted Answer

Renting a tiny home short term doesn't automatically require approval, but it can change how the property is classified. Councils may treat it as tourist accommodation or a caravan park use, which typically requires a planning application and more detailed supporting documents.

Question 5

What is the Building Code of Australia and why does it matter for tiny homes?

Accepted Answer

The Building Code of Australia (BCA), part of the National Construction Code, sets safety and construction standards for permanent dwellings. Councils increasingly treat tiny homes used as permanent residences or holiday rentals as buildings requiring full BCA compliance, including minimum ceiling heights and bushfire safety requirements.

Question 6

Is there a consistent tiny home policy across South Australian councils?

Accepted Answer

No. There is no single statewide policy for tiny homes in South Australia. Each council interprets and applies the rules differently, with some more flexible toward tiny houses on wheels, particularly in rural areas, while others require full National Construction Code compliance for any structure used as a residence.

Question 7

Who builds tiny houses in South Australia?

Accepted Answer

Fleurieu Tiny Houses is a tiny home and pod house builder based in Victor Harbor on the Fleurieu Peninsula, designing and manufacturing tiny houses in South Australia and delivering them across the country. The range spans compact one bedroom pods through to two bedroom layouts, built for full time living, coastal retreats, farm stays, Airbnb accommodation and backyard studios.

Question 8

Accepted Answer
